New construction and home additions are the one situation where electrical work can be done properly from the start, without working around decisions made decades ago. That advantage gets wasted more often than you’d expect.

Capacity is a design decision, not a fitting decision

The service size chosen at the design stage determines what the property can support for the next twenty years. It’s cheap to specify generously at the outset and expensive to upgrade afterwards. Anything on the horizon — EV charging, a workshop, a hot tub, an eventual garage conversion — belongs in that calculation now, even if it’s years away.

Circuit count matters more than outlet count

Plans usually specify where outlets go. They less often specify how many circuits serve them. Kitchens and laundry rooms need dedicated runs for major appliances; sharing between two high-draw appliances is the most common cause of nuisance tripping in otherwise new homes.

Lighting needs planning at rough-in

Recessed layouts, under-cabinet runs, exterior fixtures and any dimming or smart switching all need to be settled before insulation. Smart switches in particular usually require a neutral at the switch box — straightforward to include during the build, disruptive to retrofit.

Additions have to integrate, not just function

An addition ties into an existing system that may already be near capacity. The panel assessment comes first; the addition’s own requirements come second. Skipping that order is how a finished extension ends up tripping the whole house.

Standby power

Generator provision is far simpler when the transfer switch and supply are planned alongside the panel rather than added later.

Inspection sequencing

Rough-in inspection happens after wiring and before insulation. That stage sets the build schedule, so it needs to be booked into the programme rather than treated as an interruption.
