Most of the time, when you do this for a discount, you will need to pay at least six months to a year for it to work. It is going to give the landlord the peace of mind knowing that, even if you break the lease suddenly, they have already been paid and don’t need to worry about it while looking for someone else. Just remember that if you do choose to pay upfront and then you break the lease sometime in the middle of it, you may find it nearly impossible to recover that money and the landlord will most likely keep it.
